Downtown is where Ventura began. Mission San Buenaventura was founded in 1782, and the Mission Historic District was the first historic district the city designated. A historic resources survey of the area recorded properties dating from 1869 through the early 1960s.
That age shows in the plumbing. Many Downtown buildings still carry original or early replacement pipe:
- Cast-iron drain lines that scale and corrode from the inside until they crack.
- Clay sewer laterals with joints that let roots in.
- Galvanized steel supply pipe, which narrows with rust and causes low pressure and brown water.
- Homes with no exterior cleanout, which makes every drain cleaning or camera inspection harder until one is added.
Restaurants and mixed-use buildings
Main Street and California Street mix restaurants, shops and offices with apartments above. Commercial kitchens send grease into shared lines, and multi-unit buildings put more fixtures on one lateral. We handle:
- Kitchen line drain cleaning and hydro jetting.
- Backflow testing and repair on commercial and irrigation assemblies.
- Water heater service for apartments and businesses.
- After-hours repairs so a business can open on time. See commercial plumbing.
Remodels in historic buildings
A plumbing upgrade in an older Downtown home usually means routing new pipe through plaster walls and tight crawl spaces. We plan repipes to keep openings small. Projects touching a designated historic property's exterior can need City of Ventura review, so check with the city's planning staff before changing visible features. California's water-conserving fixture law applies to homes built on or before January 1, 1994, which covers nearly all of Downtown.
Downtown's water supply
Ventura Water says its Ventura River and Lake Casitas supplies mainly serve West and Midtown Ventura, with Downtown between the two. Those sources average 26 and 15 grains per gallon of hardness, per the utility's 2024 report. Both are very hard, so scale on fixtures and water heaters is normal here.
Selling a Downtown home
A home sale anywhere in Ventura needs a private sewer lateral inspection before close of escrow. Older Downtown laterals often show roots or offset joints on camera, so book the inspection before listing to leave time for repair bids. Single condo units in common-interest developments are exempt.
