Emergency first steps

Water where it shouldn't be?

  1. Close the main water valve. It's usually where the supply pipe enters the house, or at the meter box by the street. How to find your main shutoff.
  2. Turn off the water heater if the leak is hot water: gas valve to "pilot," or switch off the breaker for an electric tank.
  3. Call us. If water is leaking at the meter or in the street, that's Ventura Water's side: call their after-hours line at (805) 650-8010.

Local knowledge

Why Ventura plumbing wears out

Ventura's plumbing works harder than most because of what flows through it and what it sits under. 3 local conditions cause most of the calls we get.

Very hard water. Ventura Water draws only on local sources, and all of them are hard. Its 2024 water quality report lists 15 grains per gallon for Lake Casitas water, an average of 26 for the Ventura River supply, and an average of 37 for the groundwater that serves East and Midtown Ventura. Scale at those levels shortens the life of water heaters, valves and faucets.

Homes from the 1960s and 1970s. The median Ventura home was built in 1973, according to Census data. Original copper, galvanized supply lines and cast-iron or clay drains are now about 50 years old.

Slab foundations. Many Ventura houses sit on concrete slabs with water lines buried underneath. So a pinhole leak can run for weeks before it shows. Learn the signs of a slab leak.

Real estate

Selling a home in Ventura?

The City of Ventura requires a private sewer lateral inspection before close of escrow on most home sales, a rule in force since February 2014. A licensed plumber runs a camera through the line from the house to the city main and completes the city's inspection report.

We do the camera inspection, fill out the City of Ventura report, and give you the video and a plain-language summary for the buyer.
