Ventura's beachfront neighborhood

Pierpont Bay was subdivided in 1925, and many of its original houses date from 1927 to 1930, according to the City of Ventura's historic resources survey, which calls it the city's only beachfront residential neighborhood. The Ventura Keys, a network of channels and dock homes, dates from about 1965. Homes west of Pierpont Boulevard sit on narrow lanes and alleys, about 15 feet wide, per the city's General Plan subarea report.

Living next to the ocean changes how plumbing ages.

Low elevation and sewer laterals

The city's General Plan report notes that the Ventura Keys are low-lying and especially vulnerable to sea level rise, and that homes built up to the beachfront are exposed to coastal flooding. For plumbing, low ground can mean sewer laterals with little slope and water close to the pipe. Cracked laterals let water in, and a backwater valve can keep the city sewer from pushing back into a low home during heavy storms. A sewer camera inspection shows which applies to your house.

Vacation rentals and second homes

Pierpont has many short-term rentals, according to the city's General Plan subarea report. A clogged toilet or failed water heater on check-in day costs a booking. We work with owners and property managers to:

  • Respond any day of the week, at any hour.
  • Coordinate entry with a lockbox or manager.
  • Send photos and an invoice to the owner by email.
  • Schedule preventive drain cleaning and water heater flushing between seasons.

Older Pierpont cottages

The late-1920s beach cottages that survive have often been remodeled several times, with mixed generations of pipe behind the walls. When we find galvanized pipe or repeated leaks, we price a repipe alongside the repair so you can compare.

Pierpont and Ventura Keys plumbing questions

Do I need a backwater valve?

It depends on the home's elevation relative to the nearest sewer manhole. Low-lying homes are the strongest candidates. We check the lateral and elevation before recommending one.

Can you service my rental while I'm out of town?

Yes. We arrange access with you or your property manager and send photos of the work when it's done.
