East Ventura has the hardest water in the city

Groundwater mainly supplies East and Midtown Ventura, according to Ventura Water's 2024 Consumer Confidence Report. That groundwater averaged 37 grains per gallon of hardness, with readings from 29 up to 53 gpg. For comparison, Lake Casitas water, which mainly serves the west side of the city, averaged 15 gpg.

At those levels, scale is the main driver of plumbing calls in East Ventura homes:

  • Tank water heaters fill with sediment, rumble and fail early. See water heater repair and replacement.
  • Tankless water heaters scale up and throw flow and overheat error codes. See tankless service.
  • Faucet cartridges, shower valves and toilet fill valves stiffen and leak.
  • Dishwashers and washing machines lose efficiency and need parts sooner.

A properly sized water softener or conditioner protects all of it. On 37 gpg water, a softener needs roughly two and a half times the capacity of one sized for Casitas water. We test your tap before sizing.

Suburban homes on slab foundations

East Ventura is a large, characteristically suburban residential district, according to the city's General Plan subarea reports. Many of these houses sit on concrete slabs with copper water lines underneath. Combined with very hard water, that makes slab leaks a frequent East Ventura call. Watch for warm spots on floors, the sound of running water and a meter that moves with everything off. Read the 7 signs of a slab leak.

Newer communities

The city adopted the UC Hansen Specific Plan, the Parklands Specific Plan and the Saticoy and Wells Community Plan between 2008 and 2009, and new planned communities have been built across East Ventura since. Newer homes usually have PEX supply lines and often tankless water heaters, so most of the work there is tankless descaling, softener installation and fixture repair rather than repiping.

Saticoy and Montalvo

The older parts of Saticoy and Montalvo have a longer history than the newer tracts, with older homes and laterals mixed in. Some areas near the barrancas face flood risk, per the city's Eastside and Saticoy report. After heavy rain, slow drains and sewer odors can signal a lateral that lets water in; a camera inspection tells you.
